Our Process

  1. Consultation and estimate – We like to begin the process with a meeting to understand what you hope to accomplish with your new project. We ask questions about how you live and how you anticipate using the space. We try to find out if there is anything you really don’t like about your current space and anything you want included in the new space. After our initial meeting we follow up with a preliminary or design proposal which outlines our shared vision for the project and explains how we can continue moving forward. At this stage we also include a detailed estimate of cost set within a range of expected values. This spreadsheet will later become the guiding document for future budgeting and finals costs.

  2. Design process -  If you are utilizing a design professional that you hired directly, we will work with them in an advisory capacity. If you are using one of our design professionals we will be simultaneously working  on design and budget so that the process is streamlined and so you know the impact of decisions you are making prior to completion of the plans. Once the plans are completed, the budgeting process can deliver a final price for your project and we will be ready for permitting and construction.

  3. Permits – Upon issuing final plans, we will distribute them to the key trades that require permits. This usually includes plumbing, gasfitting and electrical. Each of our trade partners will secure the appropriate permits for their trade. TSC will secure the general building permit. 

  4. Pre-construction-    For projects lasting more than a few weeks, we will schedule a preconstruction meeting with client, a TSC principal or your salesperson, a TSC project manager, and the design professional. Day to day operations, company policies, client requests and any other concerns are addressed at this time. This is the foundation for a smooth project and open, clear communication.

  5. Construction – Once we begin construction, there will be an on-site working project manager everyday. The manager will organize and supervise the job site, all trade partners, TSC staff and material handling. On a weekly basis we hold a site meeting to review the status of the project and discuss any decisions that need to be made. This weekly meeting is very useful in keeping the project on schedule and everyone up to date on the status of tings. We maintain site meeting notes and distribute minutes to each attendee.

  6. Punch-list – One the project reaches substantial completion we assemble a punchlist to close out the project for you. Items from TSC, the design professional and the client are all merged onto a punch list and that document constitutes the work needed to properly close out the job for you.

  7. Completion – Once the job is complete, your warranty will begin and anything that comes up after the punchlist is completed will be taken care of for you during the warranty period. You will receive a survey from us asking for your opinions on various aspects of the project and our relationship. The more of these surveys we are able to collect, the better we can make our processes for you our valued clients.
